These Terms & Conditions explain the general rules that apply when you request, schedule, or receive services from Maid Simple Cleaning. Individual estimates, service agreements, scopes of work, and other written agreements may contain additional terms specific to a particular job.

By scheduling or accepting services from Maid Simple Cleaning, you agree to the applicable estimate, approved scope of work, and these Terms & Conditions. If a separate signed service agreement conflicts with these general terms, the signed agreement will control for that specific service.

1. Services

Maid Simple Cleaning provides residential cleaning, deep cleaning, move-in / move-out cleaning, recurring cleaning, office and light commercial cleaning, yard and property cleanup, add-on services, and other approved cleaning-related services.

The exact services included in each appointment are determined by the approved estimate, scope of work, written service agreement, or other written communication between Maid Simple Cleaning and the customer.

2. Estimates & Pricing

Website prices are starting prices and are provided for general reference. Every property is different, and final estimates are based on factors such as:

  • Property size and layout
  • Type of cleaning requested
  • Current condition of the property
  • Level of buildup or additional labor required
  • Special requests or add-on services
  • Accessibility and service location
  • Other factors affecting the scope of work

Estimates are prepared using the information provided by the customer. If the property condition, size, access, or requested scope is materially different from what was represented when the estimate was prepared, Maid Simple Cleaning may revise the estimate before continuing with the additional work.

Any material price change will be communicated before the additional services are performed whenever reasonably possible.

3. Scope of Work

Maid Simple Cleaning will perform the services agreed upon in the applicable estimate or service agreement.

Customers are responsible for communicating any areas, rooms, surfaces, or items they do not want cleaned before work begins.

Requests made after service begins may require additional time or charges and may not be possible during the originally scheduled appointment.

4. Property Access

Customers are responsible for providing safe and timely access to the property at the scheduled appointment time.

Access instructions, keys, lockbox codes, gate information, parking details, alarm instructions, or other necessary access information should be provided before the appointment.

If Maid Simple Cleaning cannot access the property after arriving for a scheduled appointment, the appointment may be treated as a late cancellation or missed appointment under the applicable cancellation policy.

5. Customer Responsibilities

Customers do not need to pre-clean before an appointment. However, reasonable preparation may help the cleaning proceed safely and efficiently.

Customers should:

  • Secure pets when necessary
  • Remove or secure valuables and fragile items
  • Notify us of delicate or specialty surfaces
  • Identify areas that should not be cleaned
  • Provide accurate information about property condition
  • Notify us of known hazards or unsafe conditions

6. Safety & Service Limitations

Maid Simple Cleaning may refuse, stop, or modify service when conditions appear unsafe, hazardous, or outside the agreed scope.

Examples may include:

  • Biohazardous materials
  • Unsafe structural conditions
  • Hazardous chemicals
  • Infestations
  • Unsecured aggressive animals
  • Excessive mold or suspected hazardous contamination
  • Work requiring specialized licensing, remediation, or equipment

7. Damage, Wear & Pre-Existing Conditions

Maid Simple Cleaning takes reasonable care when working in customer properties. Customers should notify us of fragile, damaged, unstable, valuable, or specialty items and surfaces before cleaning begins.

Cleaning cannot correct permanent staining, discoloration, worn finishes, damaged paint, deteriorated grout, scratched surfaces, rust, mineral damage, or other conditions caused by age, wear, prior damage, or material deterioration.

Maid Simple Cleaning is not responsible for pre-existing damage or for conditions that become visible after dirt, dust, or buildup is removed.

Any suspected damage caused during service should be reported as soon as reasonably possible so the matter can be reviewed.

8. Cleaning Results

Cleaning Improves a Surface. It Does Not Restore Damage.

Maid Simple Cleaning will make reasonable efforts to clean surfaces within the agreed scope, but we cannot guarantee removal of every stain, mark, discoloration, odor, buildup, or permanent condition.

9. Payment

Payment is due according to the terms shown on the estimate, invoice, service agreement, or other written confirmation.

Unless otherwise agreed in writing, payment is generally due upon completion of the scheduled service.

Any deposits, payment schedules, or other payment requirements will be disclosed before the customer agrees to the applicable service.

10. Cancellations & Rescheduling

Customers should provide as much notice as possible when canceling or rescheduling an appointment.

Any applicable cancellation, late-cancellation, lockout, or rescheduling fee will be disclosed in the estimate, service agreement, booking confirmation, or applicable company policy before the customer becomes responsible for it.

Maid Simple Cleaning may waive or adjust fees at its discretion when circumstances reasonably justify doing so.

11. Recurring Services

Recurring cleaning may be scheduled weekly, bi-weekly, monthly, or according to another agreed schedule.

Pricing for recurring service may differ from the initial cleaning because regularly maintained properties may require a different amount of labor.

Customers may request cancellation of future recurring appointments using the same reasonable communication methods offered for scheduling, including phone, email, or other approved account or booking tools.

Any recurring payment arrangement will be disclosed and authorized before recurring charges are made.

12. Concerns About Service

If you believe an agreed-upon area was missed or you have a concern about the completed service, please contact Maid Simple Cleaning as soon as reasonably possible after the appointment.

We may request photos or other information to better understand the concern. When appropriate, we will review the agreed scope of work and determine a reasonable response.

A service concern does not necessarily mean that a refund is owed, particularly when the issue involves an excluded area, permanent damage, normal wear, staining, or work outside the agreed scope.

13. Photos & Documentation

Maid Simple Cleaning may document property conditions, work areas, completed services, or potential concerns with photographs for internal operational, quality-control, safety, or dispute-resolution purposes.

Photos used publicly for advertising, social media, or marketing will be handled according to any applicable customer authorization or media consent.

14. Valuables & Personal Property

Customers should secure cash, jewelry, medications, financial documents, firearms, sentimental items, confidential materials, and other valuable or sensitive property before service begins.

Maid Simple Cleaning should not be asked to move, organize, handle, or secure these items unless specifically agreed upon.

15. Weather & Unforeseen Events

Maid Simple Cleaning may reschedule or delay appointments when severe weather, unsafe road conditions, illness, emergencies, utility interruptions, property conditions, or other circumstances make service unsafe or impractical.

When possible, affected customers will be contacted and offered a reasonable rescheduling option.

16. Website Information

We make reasonable efforts to keep website information accurate and current. However, service availability, pricing, policies, descriptions, service areas, and other information may change.

Website content does not replace the final written estimate or service agreement issued for a specific job.

17. Changes to These Terms

Maid Simple Cleaning may update these Terms & Conditions from time to time as our services, policies, or legal requirements change.

The most current version will be posted on this website with the applicable "Last Updated" date.

18. Governing Law

These Terms & Conditions are governed by applicable federal law and the laws of the Commonwealth of Massachusetts.

Nothing in these Terms is intended to waive any consumer right that cannot legally be waived.
